Jupiter Island condo sale stats for October 2016The Jupiter Island condo market has had it’s share of ups and downs in the last year. The good news for sellers is the median sale price of a condo on Jupiter Island increased 18% over the one year period ending October 31, 2016 versus the prior year. Two year ago the median sale price was $676,500. Last year that figure jumped 18% to a median sale price of $800,000. The bad news is that sales volume dropped form 57 units two years ago, to just 29 units in the past year or a 49% decrease in total sales Y-O-Y.

The number of sales over $1,000,000 actually increased from 9 units two years ago, to 10 last year – a generous 11% increase. However, sales at prices higher than $750,000 dropped 32% Y-O-Y from 25 units two years ago to just 17 units last year.

A close analysis of the sales data for Singer Island Condos for the one-year period ending in October, 2016 versus the same time period in the prior year shows that total sales are down 13%, and the median price of those sales is down 4%. Only 199 condos sold on the island in the past year versus 229 condos sold over the same 365 period two years ago. The median price of a Singer Island condo sale last year was $415,000, but two years ago it was $434,000 which means that median prices fell 4%.

Last year 27 condos closed for prices over $1,000,000 on Singer Island. Two years ago the total number of sales over $1M was 38. That means that sales over $1M dropped 29% Y-O-Y. Sales for priced greater

A close examination of the MLS data for Jupiter Island condos sales shows that the median sales price increased 16% year-over-year.  Two years ago, for the period from July 1, 2014 to June 30, 2015, the median sales price of a condo on Jupiter Island was $670,750.  That figure jumped to $777,500 over the same period last year which is equal to a 16% increase.  Total sales volume dropped from 54 units two years ago, to 36 units last year.  A significant shrinking in supply has led to these numbers, and also speaks to why sales prices have increased.

High end sales volume has also increased year-over-year.  For example, two years ago, 7 units or 13% of the total condo market sold on Jupiter Island at prices above $1,000,000.  Last year, 10 units or 28%
